Pre-Qualification: It is important that you meet with a mortgage broker and find out how much you can afford when purchasing a property.
Pre-Approved: Having a pre-approval is highly recommended if not required to start previewing property. Having this will tell sellers that you are serious buyers. This also serves as a written commitment from that lender. So when it’s time to buy the home you love, you will be able to move forward with the purchase.
Hire a Real Estate Professional: It is important to make an educated decision when buying a property. When you hire the right Realtor, this professional is trying to not only help you find the right home, but also protect you. The agent will help prevent you from over-paying, understanding the purchase contract, bring awareness to additional costs and negotiating the best possible deal on your behalf. Think of them as a friend and guide through the process, because that’s exactly what they’re supposed to be.
Criteria for your new home: Before hiring a professional, you probably already had ideas of what you’re looking for in a property. Bedrooms, bathrooms, size etc. To simplify, make two lists. One of which has the absolute “must haves” and the other being a “wish list” of things you would like to have. Please keep in mind that no house will have EVERYTHING you want and some compromises maybe necessary when choosing a property, especially if you are a first time buyer.
Most professionals will be able to help you find what you’re looking for but also keep it realistic based on budget, location and needs.
Little things that aren’t so little: Keep in mind while looking at property, imagining your furniture and family being there are good little practices. Is is difficult to imagine being comfortable at this house? Chances are it isn’t for you. Other things such as “Does it have enough lighting?” and “Are the bedrooms big enough” or “Would my 80 inch TV look good on that wall?” and so forth.
Process from contract to closing: Be sure to make sure your Realtor adds certain contingencies to the contract. Things such as an appraisal, inspection or a financing contingency are all important so you are protected throughout the transaction and post-closing. Taking a walk-through of the property prior to closing is also important to do. It allows you to identify if any changes to the property have been made such as damage or missing appliances. Things that would potentially breach the current contract agreement. Closing costs are also important to know well in advance of closing. An estimate from your lender of these costs should be available to you. These fees are for services required to obtain a property such as a survey getting done and acquiring title of the property to name a couple.
A lot to take in? This is why it is highly recommended to hire a Real Estate Professional. They are a resource to help make the tedious process of acquiring a property as smooth as possible.
